We are Bill & Sharon from Commencement Bay B&B in Tacoma, WA.  After 
adding a
bath last year so that all our rooms had private baths, (where previously
only one of our 3 rooms did), we have  noticed a dramatic increase in
bookings, with only a small insignificant difference in our marketing 
budget.
 Bookings for all rooms increased about 25% overall.  Our initial decision
for the investment in adding the bath was simply the number of added 
nights
it would take to make the payment on the home equity loan.  We estimated 3
nights per month would be needed.  We have been able to directly 
correlate an
average of 6 nights each month to the private bath being requested.  Was 
it
worth it?  Yes.  Would we do it again.  You betcha, all the way to the 
bank..
 (I just hate it when my wife is always right!)
