innkeeping: Hints on buying and selling

We are in the process of buying and selling an inn.

Any pointers or suggestions appreciated:

1.  How do you tell your guests you are moving?
2.  Would you use your guests list as a resource to advertise for sale.	
3.  Does anyone have a beach location - looking for hints on advertising
and to wht customer base.
