Ins. is a big problem for us too -- especially with farm liability too.
Since we are so small, we just have a State Farm homeowners policy which
allows for 2 B&B rooms.  The agent here didn't know about it until I told
him to look it up because I'd talked with another agent about it.  Other
agents have cautioned that I need to get it writing.  And, I've asked 
about
an additional $1,000,000 umbrella liability which he has not gotten back 
to
me on.

Ky has odd ins. policies -- the B&B insurers endorsed by PAII can't write
here.  I'd be happy to hear some better solutions too.
