Don't answer the phone after 10:00 pm.  Turn the ringer off...Take the 
message
in the AM and deliver.  Believe me,  they won't be calling back if they 
have
to leave a message.  And DON'T apologize for not accepting the phone call
after 10:00.
Also take the portable phone away from upstairs. 

[MODERATOR: A caution, please, about "turning off" phones totally. It is 
crucial that you (innkeeper) are able to take incoming emergency calls 
for your guests. True, someone's idea of an emergency may not * always * 
be a sleeping innkeeper's interpretation of the same message; however, 
you don't want to take the risk. If you have at least two lines (which is 
a very good idea anyway), you can leave an "emergency" after-hours 
message on your answering machine that directs an incoming caller to 
phone you with an emergency call for a guest.]
